We keep our requirements clear and consistent so you know exactly where you stand before you apply. Everyone is held to the same standards, in line with the Fair Housing Act.
Income
Verifiable household income of roughly 3× the monthly rent - through employment, benefits, or other documented sources. Combined household income counts.
Credit
We review credit history through a secure third-party screening partner. We look at the whole picture, not a single number, and consider context.
Background
A standard background check is part of every application, applied consistently to all applicants in accordance with the Fair Housing Act.
Rental history
Verifiable rental or residence history with no recent evictions. First-time renters are welcome - just let us know and we'll talk through it.
What you’ll need to apply
Deposits, fees & pets
The security deposit is typically equal to one month’s rent. The $45-per-adult application fee covers screening and is collected when you submit. Many of our homes are pet-friendly with an additional pet deposit - the policy is listed on each home’s page.
